3. Writing and Submitting an Offer

Draft the Agreement of Sale using Pennsylvania Association of Realtors (PAR) forms.

Advise on key terms: deposit amount, contingencies (inspection, mortgage, appraisal), and closing timeline.

Present your offer promptly to the listing agent and negotiate on your behalf to secure the best price and terms.
4. Under Contract: Inspections & Due Diligence

Help schedule and attend inspections (home, pest, radon, septic, etc.).

Review the inspection report with you and help negotiate repairs or credits.

Track all contract deadlines to ensure no contingency dates are missed.

Maintain communication with your lender and title company to keep the process smooth.



5. Appraisal & Mortgage Process

Coordinate with your lender to ensure the appraisal is ordered and completed on time.

If the appraisal comes in low, negotiate with the seller to adjust the price or resolve the gap.

Provide any needed documents or updates to your lender for final loan approval.
6. Preparing for Closing

Confirm all closing figures and review your Closing Disclosure (CD) with you.

Conduct a final walk-through to ensure the property’s condition matches the agreement.

Coordinate with the title company, lender, and seller’s agent for a seamless closing day.

Ensure all necessary documentation is signed and keys are handed over!
7. After Closing
